How each tool is described

Spacewell

What is Spacewell?

Spacewell provides smart-building software for workplace, energy, and facility/asset operations. Its current Smart Building Suite is organized around three core products—Workplace, Energy, and Asset—covering space utilization, reservations, occupancy intelligence, energy analysis, maintenance, vendor management, and building compliance across property portfolios.

  1. Workplace and facility operations: Spacewell Workplace manages floorplans, desk and room reservations, service requests, occupancy and indoor-air-quality data, space simulations, and—on higher tiers—visitor workflows and external sensor integrations. Spacewell Asset covers preventive and reactive maintenance, work orders, vendors and contracts, inspections, compliance, inventory, projects, and facility operations.
  2. Energy and AI: Spacewell Energy collects and analyzes building-energy data, benchmarks performance, detects abnormal consumption patterns, and forecasts future consumption. Spacewell also applies AI to occupancy and other building data for anomaly detection and forecasting. Separately, the Workplace AI Assistant lets employees use natural-language chat to find desks, make, change or cancel room bookings, and report workplace issues.
  3. Connectivity and implementation: Workplace can integrate with Outlook or Google calendars, IoT occupancy and air-quality sensors, building systems, and external applications through APIs and integrations. Energy supports more than 200 hardware and data integrations, including meters, sensors, BMS and SCADA environments. Buyers should therefore assess floorplan quality, sensor and building-system connectivity, source-data quality, API requirements, and which modules need to exchange information with existing property or enterprise systems.
  4. Plans and licensing: Workplace, Energy, and Asset currently use Entry, Advanced, and Ultimate plan structures, but the included capabilities and allowances differ by product. For example, Energy tiers vary by data-point and administrator allowances, Workplace progressively adds calendar synchronization, APIs, sensors, visitor management, and space analytics, while Asset expands from core maintenance into inventory, financial management, integrations, and customizable workflows. Some specialized capabilities require additional licenses.

Spacewell is most relevant to organizations managing multiple workplaces or buildings that want space utilization, employee workplace services, energy intelligence, and facility operations managed within a connected smart-building ecosystem. Its value depends on portfolio scale, available building data, required integrations, and whether consolidating these functions can replace fragmented workplace, energy, and maintenance workflows.

Brightly Asset Essentials

What is Brightly Asset Essentials?

Brightly Asset Essentials, now offered as Asset Essentials within Siemens Asset Management Software, is a cloud-based CMMS and work-and-asset management platform for managing maintenance operations, assets, work orders, preventive maintenance, inventory, inspections, and technician activity. Brightly completed its transition into the Siemens brand in July 2026, while the Asset Essentials product name remains active.

  1. Maintenance workflow: teams can create, prioritize, assign, and track reactive, corrective, preventive, and predictive work orders, maintain equipment histories, manage parts inventory, and automate preventive-maintenance schedules. The mobile app lets technicians receive assignments, update work, record labor and parts, and access asset information in the field.
  2. AI assistance: Asset Essentials Enterprise includes AI work-order summarization, duplicate work-order detection, and Maintenance Copilot. Copilot uses attached asset manuals and maintenance records to provide troubleshooting guidance, likely root causes, step-by-step repair instructions, maintenance-history insights, and relevant spare-part recommendations within a work order.
  3. Operational fit: reporting, inspections, configurable workflows, inventory controls, and mobile execution support structured maintenance programs. The optional Smart Assets add-on connects remote sensors measuring factors such as temperature, pressure, and vibration; threshold events can automatically generate Asset Essentials work orders, extending the CMMS toward condition-based and predictive maintenance.
  4. Commercial considerations: Siemens does not publish fixed self-service subscription prices for Asset Essentials on its current product page. Buyers are directed to request a demo and should evaluate requirements such as organization size, Enterprise functionality, integrations, implementation scope, and optional modules including Smart Assets when obtaining commercial terms.

Asset Essentials is particularly relevant to maintenance and operations teams that want centralized work management, equipment history, preventive-maintenance automation, mobile execution, and optional IoT and AI assistance within the Siemens asset-management portfolio.
