What is Spacewell?
Spacewell provides smart-building software for workplace, energy, and facility/asset operations. Its current Smart Building Suite is organized around three core products—Workplace, Energy, and Asset—covering space utilization, reservations, occupancy intelligence, energy analysis, maintenance, vendor management, and building compliance across property portfolios.
- Workplace and facility operations: Spacewell Workplace manages floorplans, desk and room reservations, service requests, occupancy and indoor-air-quality data, space simulations, and—on higher tiers—visitor workflows and external sensor integrations. Spacewell Asset covers preventive and reactive maintenance, work orders, vendors and contracts, inspections, compliance, inventory, projects, and facility operations.
- Energy and AI: Spacewell Energy collects and analyzes building-energy data, benchmarks performance, detects abnormal consumption patterns, and forecasts future consumption. Spacewell also applies AI to occupancy and other building data for anomaly detection and forecasting. Separately, the Workplace AI Assistant lets employees use natural-language chat to find desks, make, change or cancel room bookings, and report workplace issues.
- Connectivity and implementation: Workplace can integrate with Outlook or Google calendars, IoT occupancy and air-quality sensors, building systems, and external applications through APIs and integrations. Energy supports more than 200 hardware and data integrations, including meters, sensors, BMS and SCADA environments. Buyers should therefore assess floorplan quality, sensor and building-system connectivity, source-data quality, API requirements, and which modules need to exchange information with existing property or enterprise systems.
- Plans and licensing: Workplace, Energy, and Asset currently use Entry, Advanced, and Ultimate plan structures, but the included capabilities and allowances differ by product. For example, Energy tiers vary by data-point and administrator allowances, Workplace progressively adds calendar synchronization, APIs, sensors, visitor management, and space analytics, while Asset expands from core maintenance into inventory, financial management, integrations, and customizable workflows. Some specialized capabilities require additional licenses.
Spacewell is most relevant to organizations managing multiple workplaces or buildings that want space utilization, employee workplace services, energy intelligence, and facility operations managed within a connected smart-building ecosystem.
